Orchard House, Bulcote

The owners of this traditional style property situated within a Conservation Area required a garage conversion and extension to form an Annex with separate access and living facilities. The client also instructed WD to design a traditional L-shaped double garage with Oak doors and a hipped roof in keeping with the main house.

Walker Design carefully considered each material during the design phase to ensure they met the requirements of the Planning & Conservation Officer.

A Heritage Impact Assessment and Green Belt Assessment were prepared alongside the Design & Access Statement, which together with the drawings, were submitted to the Council.

A full Building Regulations drawing package was then produced which went out to Tender, with several Contractors submitting returns. The client then selected a Contractor to carry out the works. Planning was granted in late 2023 and works started on site in February 2024.
